5 Signs Your Roof Needs Professional Cleaning (Before It's Too Late)

Your roof is easy to ignore because you do not look at it every day. But by the time you notice visible problems from the ground, damage may already be underway. 1. Visible Moss Growth

Moss is the most common roof problem in the Pacific Northwest, and it is also the most deceptive. Many homeowners assume moss is purely cosmetic. In reality, moss roots (called rhizoids) penetrate into shingle material, lifting edges and creating pathways for water to enter. As moss thickens, it acts like a sponge, holding moisture against your roof surface 24 hours a day.

If you can see green patches on your roof from the ground, the growth is already significant. Moss that is visible from street level has typically been growing for months and has already begun to compromise shingle integrity. The longer it stays, the more damage it causes. Early treatment is always easier and less expensive than waiting.

2. Dark or Black Streaks

Those dark streaks running down your roof? That is not dirt or water staining. It is a bacteria called Gloeocapsa magma — it feeds on the limestone in your shingles and spreads fast once it takes hold. It is airborne, so it travels from roof to roof throughout neighborhoods.

Beyond looking unsightly, this algae gradually breaks down the limestone component of your shingles, weakening them over time. The dark color also absorbs more heat, which can increase your attic temperature and raise cooling costs in summer. Black streaks typically start on the north-facing side of the roof where moisture lingers longest, then spread to other sections as the colony grows.

3. Debris Accumulation in Valleys and Edges

Roof valleys, the V-shaped channels where two roof planes meet, are natural collection points for leaves, needles, twigs, and other debris. When debris piles up in these areas, it traps moisture, blocks water flow, and creates ideal conditions for rot and biological growth.

Similarly, debris that accumulates along roof edges and behind chimneys or vents creates dams that prevent proper water drainage. During heavy rains, water backs up behind these dams and can work its way under shingles and into the roof deck. In the PNW, where rain is constant for months at a time, even small debris dams can cause significant damage over a single winter.

4. Lichen or Algae Patches

Lichen looks like small, light-colored, crusty patches on your shingles. Unlike moss, which sits on top of the surface, lichen actually bonds to the shingle material with root-like structures that penetrate into the granule layer. When lichen is removed improperly (by scraping or pressure washing), it pulls granules with it, leaving bare spots on your shingles that are vulnerable to UV damage and water penetration. Green algae patches are another common sign. While less aggressive than lichen, algae creates a slippery film that retains moisture and accelerates wear. If your roof has a green tinge in certain areas, especially on shaded sections, algae is at work and should be treated before it spreads.

5. Shingle Granules in Your Gutters

This is the sign that many homeowners miss entirely. Those small, sand-like particles that accumulate in your gutters are actually the protective granules from your asphalt shingles. Some granule loss is normal over a roof's lifespan, but excessive amounts indicate a problem.

Moss, algae, and lichen all accelerate granule loss. As these organisms grow and are removed by wind or weather, they take granules with them. Once the granule layer is compromised, the underlying asphalt is exposed to UV radiation and moisture, causing rapid deterioration. If your gutters consistently have a layer of gritty sediment after rain, your shingles are losing their protective surface faster than they should.
